A renovated guest cottage nestled on 5 wooded acres, complete with 3 bedrooms, 2 baths, a fully equipped kitchen, and wooded views from every room! Conveniently located just 3 miles from downtown Athens, the Classic City Convention Center activities, all of the wonderful night spots and restaurants, and of course, all the goings on at the University of Georgia. Ideal for up to 6 adults (children under 13 not permitted).

The 3 bedroom+2 bath renovated farm cottage is furnished with comfortable queen size beds, clean cotton linens, luxurious down comforters, a fully equipped kitchen, and lots of privacy! Tall ceilings, and windows in every room create a peaceful environment perfect for a quiet getaway. Additionally, and essential for comfort, a full size frig, stove, tea kettle, coffee maker, coffee, and herbal tea are provided in the kitchen.

Wake up to a peaceful wooded setting, relax with a hot cup of Joe and a good book, or head out to join all the downtown raucous from this centrally located space. To get a taste of the local food, everything you need is within a mile or three. Just 3 miles to Historic Downtown Athens; 1 mile to the nearest grocery store.

MAIN FLOOR- The master bedroom with 180 wooded view is on the main floor.

SECOND FLOOR- 2 bedrooms with a jack and jill bathroom are upstairs. The upstairs rooms have skylights, ceiling fans, and lots of windows.

All bedrooms have queen size beds complete with 450 thread count 100% cotton linens + luxurious down duvet with 100% cotton cover.

OCCUPANCY: The maximum occupancy for the Farmhouse is 6 adults. Anyone who will be present on the property must be included in your itinerary at the time of booking. Gatherings are not permitted. This VRBO is not suitable for children or pets. Smoking is strictly prohibited.

PRIVACY- This is a free standing home and is not attached to the hosts home, however, the host does live in a separate house located up the hill on the 5 acre property. There are no other units in this cottage; your privacy is assured.

KITCHEN- We encourage use of kitchen for light cooking, however, if the kitchen is used, all dishes must be washed, dried, and put away, and all surfaces wiped down after each use and before check-out. Additionally, all garbage and left-over food items must be placed in the kitchen garbage can or a sealed garbage bag. An additional $25 service fee will apply if this house rule is broken.

HOUSE RULES- We highly recommend that you take a moment to review the entire listing-including the House Rules and cancellation policies. Remember, upon completion of the booking process, you are agreeing to VRBO terms of service as well as the listing house rules.

PARKING- Two parking spaces are located in front of the farmhouse. Overflow parking is for registered guests only. We ask that you provide the host with the make and model of all overflow vehicles before your arrival. Bringing a trailer or oversized vehicle? Please contact us to discuss, before booking.

REVIEWS- The VRBO review system consists of a star rating and a written review, and both are optional for guests (and hosts) to use. We love to leave 5 star reviews! However, we will alert future hosts when house rules are broken (ex. smoking, loud noise at night, careless damages, unregistered guests, or pets). Remember, everyone is doing their best; please be kind when leaving your review.

CANCELLATIONS- You are renting an VRBO with a strict cancellation policy. We do not accept trip change requests after the refund window has closed.

QUIET HOURS- 10pm-7am. That said, since there is a combo door lock entry, a late arrival is no problem. If arriving late, we do ask that you to keep noise to a minimum.
